Report: Worcester ranks 6th among hottest housing markets in U.S.

Low inventory and high demand keep Worcester’s real estate market competitive

WORCESTER—Worcester’s real estate market remains one of the most competitive in the country, according to a report recently released by Realtor.com, in which it ranked sixth in its hottest housing markets report for February, 2025.

The report, which evaluates market demand and the pace of home sales, is a reminder that Worcester maintains appeal despite a cooling national housing landscape.

According to Realtor.com, homes in the country’s hottest markets, including Worcester, are spending significantly less time on the market—between 33 and 51 days—compared to the national average of 66 days. These markets are also attracting two to four times the number of views per listing than the typical U.S. home.

“Key cities in the Midwest and Northeast continue to see more demand, and homes in these cities spend less time on market,” said Danielle Hale, chief economist at Realtor.com, in the report. The report suggests that affordability plays a key role in keeping cities such as Worcester in high demand, as more than half of the hottest markets have median home prices below the national average.

Worcester ranked behind only Hartford, CT; Manchester-Nashua, NH; Kenosha, WI; Rockford, IL; and Lancaster, PA in the latest report. The Northeast and Midwest have dominated the rankings for nearly a year and a half due to persistent buyer demand and lower inventory levels.

While Worcester’s housing market remains strong, nationwide trends indicate a shift toward balance, with rising inventory in some regions slowing market conditions. However, in Worcester, a limited supply of available homes continues to fuel competition among buyers.

With the spring housing market approaching, experts say buyers and sellers will be watching mortgage rates and inventory levels to see whether Worcester can maintain its status as one of the country’s hottest real estate markets.
